Owning one rental property can still bring a steady list of jobs. Someone has to keep an eye on the property, arrange repairs, coordinate cleaning and respond when something needs attention. Some owners want help with a few of those tasks. Others want one company to handle more of the day-to-day work.
Kueppers Property Services (KPS) manages rental properties for individual owners across Prince Edward Island. Condo buildings are the main focus of our management business, but many of the same practical jobs come up in a rental. The agreement should fit the property and the help its owner needs.
We start by talking through the property, where it is and what is already being handled. A rental owner might need repair scheduling and upkeep. Another may want cleaning or help coordinating a larger project. We do some property work with our own team and arrange outside trades when a job calls for them.
It is useful to put the responsibilities in writing before work begins. The owner should know which requests come to KPS, what we can approve on the owner's behalf and how the cost of repairs will be handled. That avoids confusion when a time-sensitive problem comes up.
Owners can make that first conversation more useful by bringing a short list of recent issues. Have repairs been delayed because it is hard to find a trade? Is cleaning being arranged each time someone moves? Does the property need regular checks? The answers help set a scope that covers the work you would like to stop managing yourself.
Tell us what kind of rental you own and which jobs you would like to hand over. We can talk through the scope and give you a proposed monthly fee. If the property needs construction or renovation work as well, we can discuss that separately.
Common questions
- Does Kueppers manage a single rental property?
- Yes. Although condo buildings are the main focus, Kueppers also manages rental properties for individual owners across Prince Edward Island. The first conversation covers the property, its location and which day-to-day jobs the owner wants help with.
- Can I choose only the services I need?
- The proposed management scope is based on the property and the work being requested. An owner may need repair scheduling, cleaning coordination or help with upkeep. Kueppers can discuss those needs and quote a monthly fee for the agreed services.
- What should I bring to the first conversation?
- A brief description of the rental, its location and a list of recent problems are enough to start. Mention any repairs that have been hard to arrange, cleaning needs or planned improvements. That makes it easier to decide what Kueppers would handle and when the owner would be contacted.
