Condo boards work from a budget. An open-ended charge for every call or routine job makes that budget harder to plan. Kueppers Property Services (KPS) offers a flat monthly management fee based on the work a building asks us to handle.

That does not mean every building pays the same amount. A small building that needs bookkeeping and an emergency line has a different scope from a larger property that also needs cleaning, grounds care, maintenance coordination and help with meetings. We look at the building and the work before giving a price.

The written scope is as important as the monthly number. It should say which routine services are covered, who handles resident requests, how the board receives financial information and what happens when a job needs an outside trade. Small repairs are included in the agreed monthly service, so the board is not billed for every minor fix. Larger repairs and projects need their own plan and board approval under the management agreement.

Our own team can handle some work at properties we manage. We also arrange insured trades when a job calls for them. If a building adds or removes services later, the scope and monthly fee should be reviewed together. This keeps the price tied to the work the board has actually chosen.

Take a building that already has a cleaner but needs help with books, meetings and repair calls. Its management agreement can focus on those jobs. If the board later asks the manager to take over cleaning as well, the agreement can be changed so both sides know what the new monthly fee includes.

When comparing management proposals, ask each company to put its responsibilities in writing. A lower monthly price may cover fewer jobs, while a broader agreement may save board members more time. Tell us about your building and the services you want, and we can quote the arrangement that fits that scope.

Common questions

What is included in a flat condo management fee?
The monthly fee covers the services agreed with that building. It might include books, meeting support, cleaning, maintenance coordination or an emergency line. Kueppers reviews the building and writes down the scope before quoting, so a board can see what it is paying for.
Why does a flat fee help a condo board?
The board knows what its chosen management services cost each month. Small repairs are part of the agreed service, so minor jobs do not turn into a separate charge each time. KPS sets out the scope and monthly price before work begins, which makes budgeting easier.
Can a condo board change its services later?
Yes. A board's needs can change as work comes up or its volunteers change. If Kueppers is asked to take on another recurring job, the scope and monthly price can be reviewed together before the new work starts.
